Dear Dennis,

We wanted to write you a quick note to thank you for your fine effort. You sold our home and I am appreciative to you for the hard work.

As you know I had another agent list the home prior to you. She was a very nice lady. However her listing expired after six months and she did not sell the home. We spoke with you and are glad we did. You showed us numerous ideas we had not considered prior. As you know we have other rentals so I am not a novice. Let’s just say I have been around the block a few times. The first thing you told me really threw me. You said although it was on the market for 6 months, I should consider increasing the price by $20k. When I heard that I wasn’t quite sure what to do with that. But you told me we need to shake it up a little bit. You also recommended a number of different ideas, one of which actually eventually consummated the deal for us.  The big challenge had been that the master bedroom was upstairs and the only way up was a circular wooden staircase thus making it difficult for many possible candidates. You showed me several ideas and went to work. Although it took time you worked it very hard. You were there a lot and constantly reminded me that although we need to kiss a few frogs to get a prince we will eventually find that prince using your systems.  You also, brought the buyer through your marketing for our house. You are the glue that held the whole thing together and we are very pleased. I will surely recommend you to others and won’t hesitate to use you again. Thank You and God bless.

Dear Dennis

I want to thank you for helping me sell my home.  I owned my home for thirty years and had fond memories there.  I was only willing to part with my home, if you brought me someone who was willing to take care of it, respect it, and give me close to my asking price.  I realized my price was higher than an appraisal might be, but as I told you from the beginning, I want my price!  Although you told me, from the beginning, the truth on the valuation, you also let me know I could get more for my property than an appraisal might show, if I approached the selling task creatively.  I liked the ring of that.  You suggested several plans, to obtain top dollar for my property, that were unconventional.  My father was a real estate investor and landlord over many years and some of these ideas I had heard from him in the past.  However, your ideas were appreciated.

When I first considered putting my property on the market, I had literally over 100 agents contact me to sell my home.  I don’t mean figuratively, I mean it literally!  That’s right, over 100 realtors called me or showed up on my front porch.  The competition between realtors, in this area, must be severe.  So I was tired of trying to do a “For Sale By Owner”.  I realized, after our first meeting, if I decided to list my home, I wanted somebody with your knowledge.  It took me time to process everything you told me and I had you come back another time to review all the what-ifs.  Finally, I decided to trust you with the job.  You did a good job and got me what I wanted.  It wasn’t easy.  It took work on both our parts, but you guided me through the process and I reached my goal.

This is now the second property you have sold for me. I would recommend you to others wishing to get top dollar for their properties.

Dennis Kuty is a terrific realtor and more than that, he does a terrific job in the preparation process prior to buying a home.  He cares more about his customers than any other realtor we have met. He shows a fun, confident and excellent professional manner in his dealings and his classic style will lend a hand to friendly and respectful relations with all he encounters. His advice to us throughout the whole process was unprecedented and we give him our thanks for the fantastic job he did as well as thank him for the beautiful dream home we now reside in! 

What can I say?  I am so happy that I met Dennis Kuty!  Not only is he an excellent realtor but I also consider him a friend. We had a tough one to sell. In fact we procured 2 realtors at 2 different times prior to hiring Dennis Kuty to get the job done. Because it was an unusual property with zoning problems both those separate realtors could not make it happen. They never sold the property. When the dust settled Dennis came highly recommended to me. He and I had a conversation and I immediately recognized that he knew what he was doing.  As a former manager for the city of Tampa I know how sticky zoning can be. I decided to follow his lead and within quick fashion he brought us a buyer. Although the transaction fell through at no fault of his own or our own he made sure that we received our portion of the escrow that was forfeited from the buyer and then quickly went out and procured another buyer almost immediately. His marketing is really good. The transaction quickly closed after that and we were really happy.
